Strata & Body Corporate Grounds Maintenance

Scheduled mowing, gardens, hedges, and weed control for Gold Coast strata and commercial properties. One team, one schedule, one invoice.

A residential garden gets judged by the people who live in it. A strata property gets judged by everyone who walks past, every owner at the next general meeting, and every prospective buyer who pulls into the driveway. The standard is different, and so is the job.

We run scheduled grounds maintenance for unit blocks, townhouse complexes, and commercial addresses across the Gold Coast. Communal lawns, entry gardens, screening hedges, car park edges, and the weeds that turn up in all of them, handled on a set cycle so the property never drifts into looking neglected between visits.

Most properties come to us because presentation has slipped and nobody can get a straight answer about when the contractor is next coming. The fix is not really horticultural. It is having a scope everyone agreed to and a schedule that holds.

What a grounds contract covers

Scheduled mowing and edging of all communal lawn areas
Garden bed maintenance, pruning, weeding, and mulching
Hedge and screening plant trimming to a set standard
Weed control across paths, car parks, kerbs, and garden beds
Entry and streetfront presentation kept consistently sharp
Green waste removed from site on every visit

Why managers and committees stay with us

One contact, one invoice

You are not coordinating a mowing contractor, a gardener, and a weed sprayer separately. It is one team, one schedule, and one monthly invoice against the maintenance budget.

A schedule that actually holds

Committee members and building managers get judged on how the place looks. We run to a set cycle so presentation is predictable, rather than depending on someone chasing us.

Quoted against a real scope

We walk the property, agree exactly what is covered and how often, then quote that. No vague per-visit pricing that quietly shrinks once the contract is signed.

Reporting you can take to a meeting

If your committee needs evidence the work is happening, we can confirm visits and flag anything that needs a decision, like a dying tree or an irrigation problem.

Where we do most of our strata work

Density drives it. These are the suburbs where unit blocks and managed properties make up most of what we look after.

Common questions

Do you work directly with body corporate committees or the manager?

Either. Some clients have us deal with the strata manager for scheduling and invoicing, others prefer we report to a committee member on site. We will fit into whatever chain of approval already works for the building.

How is strata grounds maintenance priced?

On scope and frequency, not on hours. We walk the property, agree exactly which areas are included and how often each task happens, then quote a set amount per visit or per month so it can be budgeted properly.

Can you take over from our current contractor mid-contract?

Yes, and it is a common way we start. Most properties come to us because presentation has slipped. We will quote against your existing scope so you can compare like for like, and step in once you are ready.

Do you carry insurance for commercial and strata work?

Yes. We hold public liability cover and can provide a current certificate of currency for your records before any work starts, which most strata managers will ask for.

Do you handle weed control in car parks and common areas?

We do. Weed control across hard surfaces, kerbs, car parks, and garden beds is part of a standard grounds contract, on a cycle that keeps it under control instead of reacting once it is visible.
